View from Ocean Front Homes

The Island of Topsail offers 26 miles of oceanfront Homes. Oceanfront Homes are homes that are located directly on the beach with no roads, homes or vacant lots separating their steps from the sand of the Beach. These properties are the most popular homes on the Island for purchase and for renting.  The advantages to owning or renting Oceanfront property include that they are the best rental investment, they have direct beach access, and they offer the best ocean views on the island.

Second Row homes are called “second row” because they are usually located behind the oceanfront properties.  Second Row homes usually have a street and/or an oceanfront home between them and the ocean.  They normally are a cost effective way for investors or renters to save a little money.  People who own or rent Second row homes still enjoy some ocean views, extremely close proximity to the ocean, and a lot cheaper price than that of the ocean front. Owning Second Row Properties offer advantages that include great investment potential, close beach access, ocean views, and the one of the best appreciation rates of home locations in the last few years.

Condominiums & Town Homes
 
Topsail Island is has grown to include a vast number of condominium and town home Complexes.  There are ocean front complexes like Villa Capriani, Second Row  r complexes like Summerwinds Town homes, and even Mainland resort complexes like Surf City Gateway Condominiums.   These properties make wonderful rental investments and hold there value very well because of amenities like swimming pools, work-out facilities, club houses, tennis courts and Private beach accesses.

View from Island Interior Homes

Island Interior properties are located in the heart of the Island.  These properties don’t usually have ocean views but are comprised of some of the newest homes on the island.  Island Interior homes provide a wonderful investment to buyers and also provide vacation rentals to the public.  Most of these homes are fairly new and are very reasonably priced.  The advantages of Island Interior homes are that many are wonderful primary residents and are also the best value on the island.

View from Sound Front Homes

Remember, Topsail is an Island which means it is surrounded by water.  The “Sound” is the water located on the opposite side of the ocean, and is freshwater in contrast to the saltwater of the ocean.  Some Sound front homes have deep enough water to put a boat dock like the one seen in the picture.  The advantage of Sound front homes are the beautiful sunsets, short walks to the beach, small boat or kayaking access, and great appreciation.

There has always been a little grey area around what Real Estate companies should call homes that can see the water but are like 4 or 5 rows from the water.  The views that you see above are from the same home and it is a perfect example.  So here at Access we give these homes there own category: Water-view. These homes still have the views and are usually cheaper than that of the Ocean front and Sound front homes.

Lots and Acreage

Believe it or not; there is still land for sale on this immaculate Island.  They can be purchased for a good price.  Lots of construction has taken place in the last 3 years but there is still land available.  If you can’t find the home of your dreams, maybe you will want to purchase a lot and design and build your dream home on it!
